Guide

Signs your roof is finished

Most roofs give you two or three years of warning. The trouble is that the warnings are easy to explain away one at a time.

Step 1 of 6

What best describes your home?

Different buildings need different crews, so this is the first thing a roofer asks.

No cost to you. Contractors pay us, you do not.

Daylight or damp in the attic

Go up on a bright day with the lights off. Pinpoints of daylight through the deck, dark staining on the sheathing, damp insulation or rust running down a nail shank all say water is getting in and has been for a while.

Repeated repairs in different places

One leak is an event. Three leaks in three different areas inside two years is a pattern, and the pattern means the covering has reached the end of its service life rather than suffered a specific failure.

Sagging along a line

A ridge or a plane that dips is a structural signal rather than a covering one. It usually means decking that has been wet long enough to lose strength, and occasionally framing. This is the one symptom that should not wait.

Shingles that curl, cup or go brittle

Look along the roof from the ground at a low angle rather than straight on. Edges that lift, corners that curl upward and a surface that no longer lies flat all mean the material has lost its flexibility. Brittle shingles crack when walked on, which is why contractors stop wanting to walk them.

The age on the paperwork

If the roof is over twenty years old and made of asphalt, an inspection is worth doing whether or not it is leaking. The failure modes above are much cheaper to catch before the water arrives than after.

Granules in the gutter

The granules are the sunscreen. Losing them in volume means the asphalt beneath is being cooked directly, and from that point the roof ages in years rather than decades.

In short

None of these on their own settles it. Two together usually do. An inspection costs little and removes the guesswork entirely.

Related questions

What should I do to prepare?

Clear the driveway, protect attic storage from falling dust, and plan for two loud days. Agree in advance where the dumpster goes and who sweeps for nails.

How many contractors will contact me?

Up to three. That is a hard cap, not a guideline. Three is enough to compare and few enough that your phone stays usable.

Do you cover the whole Los Angeles County area?

Yes. The contractors we match on cover San Dimas and the surrounding towns, so if you are just outside the city limits it still works.
